Broadgate Tower is undergoing a £100 million transformation, repositioning one of London's most recognisable commercial towers into a next-generation sustainable workplace.
Project Overview
Completed in 2008, Broadgate Tower is a 34-storey commercial office building that forms a prominent part of the City of London's skyline. Rather than demolishing the existing asset, British Land and GIC have committed approximately £100 million to repositioning the building through a comprehensive refurbishment that responds to changing occupier expectations and the growing demand for high-quality sustainable office space.
The redevelopment forms part of British Land's wider investment across the Broadgate estate, extending the operational life of an established commercial building while significantly improving workplace amenities, environmental performance and occupier wellbeing. The project includes a new three-storey extension with rooftop terrace, refurbished office floors, upgraded reception areas, enhanced retail and café facilities and a redesigned Broadgate Plaza, creating a more attractive public realm for tenants and visitors.
Sustainability sits at the centre of the redevelopment. The project targets BREEAM Outstanding, EPC A and WELL accreditation while adopting circular economy principles through the reuse of structural materials to reduce embodied carbon. This approach demonstrates how existing commercial buildings can be modernised to meet current workplace standards without the environmental impact of demolition.
Our Role
Crosscount has been appointed by BAM Construction to provide independent commissioning expertise in support of the refurbishment, working alongside the wider project team to validate the performance of the building services installation throughout delivery.
Our role includes providing independent oversight of the commissioning process, ensuring mechanical and electrical systems are commissioned in accordance with the design intent and project requirements. As the refurbishment progresses through multiple phases, Crosscount works collaboratively with the client, consultants and principal contractor to support a coordinated handover and help achieve the project's demanding sustainability and operational performance objectives.
The redevelopment combines extensive refurbishment with new construction, requiring commissioning activities to be carefully integrated within an occupied commercial estate while maintaining programme certainty and building performance.
Building Performance Strategy
The refurbishment upgrades the building's mechanical and electrical infrastructure to support a modern commercial workplace while improving operational efficiency. New workplace amenities, upgraded office accommodation and enhanced facilities are integrated alongside improvements to the public realm and communal areas. The project also incorporates low carbon design principles through material reuse and building performance improvements, supporting ambitious environmental targets without replacing the existing tower.
Project Summary
Broadgate Tower is being redeveloped by British Land in joint venture with GIC, with BAM UK acting as Principal Contractor. The £100 million refurbishment modernises the 34-storey commercial office building through upgraded workplace facilities, a new rooftop extension and significant sustainability improvements.
