Space House is an award winning refurbishment of one of London's most recognised Grade II listed commercial buildings, demonstrating how heritage architecture can be successfully adapted for modern workplace use.

 
Project Overview
 
Originally constructed between 1964 and 1968 and designed by George Marsh and Richard Seifert, Space House is one of London's best known Brutalist commercial buildings. The redevelopment transforms the landmark into a contemporary office environment while carefully preserving its architectural character. Rather than replacing the structure, over 90% of the original concrete frame has been retained, significantly reducing embodied carbon and demonstrating the value of commercial retrofit over demolition.
 
The refurbishment introduces two additional levels, enhanced public realm, rooftop amenity space and upgraded workplace facilities. The completed development has received widespread recognition for balancing heritage conservation with modern building performance and has achieved BREEAM Outstanding alongside WiredScore Platinum and Fitwel 2-Star certification.
 
Our Role
 
Crosscount was appointed by BAM Construction to provide independent commissioning services in support of the refurbishment, working alongside the wider project team to validate the performance of the building's mechanical and electrical services.
 
Integrating modern building services within a Grade II listed structure required careful coordination throughout the commissioning process. Crosscount's role focused on ensuring systems operated in accordance with the design intent while supporting the project's sustainability objectives and respecting the architectural constraints of the existing building. Independent commissioning provided assurance that the refurbished development was ready for occupation and capable of achieving the expected operational performance.
 
Building Performance Strategy
 
The refurbishment combines the retention of significant original architectural features with modern building services designed to improve energy efficiency and occupier comfort. Air source heat pumps, upgraded glazing, intelligent lighting controls and efficient water systems support long term operational performance while maintaining the character of the listed structure. The engineering strategy demonstrates how heritage buildings can successfully meet modern commercial office standards without compromising their architectural significance.
 
Project Summary
 
Space House was redeveloped by Seaforth Land, designed by Squire & Partners and completed in 2024 following a major refurbishment of the Grade II listed landmark. Retaining more than 90% of the existing structure, the project combines heritage conservation with modern workplace design and has achieved BREEAM Outstanding, WiredScore Platinum and Fitwel 2-Star certification, establishing it as one of London's leading commercial retrofit projects.
