Delivering Meta's Largest Workplace Outside of the United States at King's Cross Central
Project Overview
Located at 11–21 Canal Reach within the King's Cross Central regeneration, T2 and T3 form part of Development Zone T, delivering approximately 425,000 sq ft of premium mixed use commercial office accommodation. Designed by Bennetts Associates, the development provides modern workplace environments alongside event spaces, commercial kitchens, restaurants and flexible collaboration areas, reflecting the changing demands of large scale technology occupiers.
Originally delivered as a Shell & Core and Category A development, the building was subsequently transformed through a comprehensive Category B fit-out for Meta, creating the company's largest workplace outside of the United States. The project represents one of the most significant office developments within the wider King's Cross regeneration, combining flexible workspace with a strong emphasis on occupant wellbeing, operational performance and sustainability.
The base building achieved BREEAM Outstanding. Following completion of the tenant fit-out, Meta secured LEED Platinum certification from the U.S. Green Building Council, demonstrating the successful integration of high-performance building services with a workplace designed to support long-term operational efficiency and user wellbeing.
The development was originally configured to accommodate multiple occupiers, with each block capable of operating independently through dedicated heating, chilled water distribution and energy metering. Following Meta's decision to occupy the entire development, this flexibility enabled the building services strategy to be adapted to support a single, integrated headquarters while maintaining efficient control of mechanical services throughout the building.
Our Role
Crosscount was appointed by Argent in December 2018 to provide both Commissioning Management (CxM) and Commissioning Validation Consultant (CVC) services throughout the Shell & Core and Category A phases of the development. Working alongside the client, project management team and design consultants, our role focused on overseeing and validating the commissioning process to ensure all building services systems were delivered in accordance with the original design intent.
Following the successful completion of the base building and achievement of BREEAM Outstanding, Crosscount was retained directly by Meta as Commissioning Authority (CxA) for the Category B fit out. Remaining involved throughout every phase of delivery provided valuable continuity between the developer and occupier commissioning strategies, allowing the project to transition from Shell & Core through to final occupation without compromising operational performance or commissioning standards.
The Category B fit out was recognised by the Commissioning Specialists Association, receiving the Project of the Year Award, reflecting the collaborative approach adopted throughout the commissioning process and the successful delivery of one of London's most technically demanding workplace environments.
Building Performance Strategy
The development incorporates office accommodation across Levels 00–11 arranged around a central services core containing passenger lifts, firefighting lift, escape stairs and vertical service risers. Office spaces are heated and cooled using a fan coil unit system, while minimum outside air is delivered via centralised air handling units, providing a consistent internal environment across the building.
Dedicated heating and chilled water systems serve each office block, supported by comprehensive energy metering to provide operational flexibility and efficient building management. Although originally designed to accommodate multiple tenants, the services strategy enabled the building to be successfully adapted for Meta's full occupation while maintaining the performance and resilience expected from a flagship commercial headquarters.
Project Summary
T2/T3 at King's Cross Central was developed for Argent before becoming Meta's largest workplace outside of the United States. Designed by Bennetts Associates, with Axis Engineering as Building Services Consultant, Gardiner & Theobald as Project Manager and ISG as Principal Contractor, the project was completed in Q1 2022. Spanning approximately 425,000 sq ft, the development achieved BREEAM Outstanding during the base build before securing LEED Platinum certification following the Category B fit-out. Crosscount remained involved from December 2018 through Shell & Core, Category A and Category B delivery, providing continuity across every stage of the commissioning process.
