Why periods of extreme weather provide the best opportunity to verify real building performance
With temperatures exceeding 34°C across much of the UK this week, many buildings will be operating under some of the highest cooling loads they have experienced this year.
For building owners, facilities managers and project teams, periods like this provide a valuable opportunity to understand how a building performs under peak operating conditions.
It is also a timely reminder of why Seasonal Commissioning should never be viewed as an afterthought.
A commissioning programme doesn't stop at Practical Completion.
Whilst a building may have been fully commissioned before handover, it is not always possible to verify all aspects of system performance under true seasonal conditions. A building completed during the winter may never have experienced sustained cooling demand before occupation, whilst one handed over during the summer will not see its heating systems challenged until much later in the year.
Seasonal Commissioning provides an opportunity to revisit Building Services under genuine operating conditions. It allows commissioning teams to confirm that systems continue to perform as intended, review BMS optimisation strategies, undertake seasonal setpoint reviews, verify plant sequencing and identify opportunities to improve operational performance and energy efficiency.
This process also aligns closely with the principles of Soft Landings, ensuring buildings continue to be fine-tuned after occupation, rather than assuming performance ends at handover.
As buildings continue to become increasingly complex, and periods of extreme weather become more frequent, Seasonal Commissioning is becoming a critical part of delivering buildings that continue to perform efficiently, reliably and as their designers intended throughout their operational life.
The true measure of successful commissioning isn't whether a building performs on the day it is handed over. It's whether it continues to perform when conditions become challenging.
